PRICING
“How much will it cost to paint my house?” Normally, if you ask a painting company you will get an answer like, “It depends but we’ll give you a free estimate.” They avoid the question. Of course, it depends, and you know that in order to get a true, accurate price we will need to come to your home to do a thorough assessment. This doesn’t mean we can’t at least give you a good idea of how much to budget for your upcoming painting project.
SMALL HOME / MOBILE HOME
$5000-$8000
Smaller, single story homes or mobile homes that were built in the 1990's or newer. This assumes minimal prep work such as caulking, scraping, sanding, and priming. Pricing would include using premium products and premium paint such as Benjamin Moore Regal Select or Sherwin Williams Duration.

Pricing includes a professional power wash prior to painting, all prep work, spray and/or brush and roll finish with multiple coats. Five Year warranty on the project. Labor, materials, sundries, and equipment.
MEDIUM / AVERAGE HOME
$8000-$15000
The range is quite wide depending on many factors. Is the home less than 20 years old (requiring less prep work) or over 100 years old (requiring significant prep work and EPA Lead Paint Regulations). Pricing would include using premium products and premium paint such as Benjamin Moore Regal Select or Sherwin Williams Duration

Average homes might be one or two story and 1500-3000 Sq Ft. Factors that could increase or decrease cost significantly include painting doors, staining decks, and railings. Painting detached garage or sheds behind the home.
LARGE / VICTORIAN HOME
$15000+
We love projects like these! Homes like this are often larger and Victorian, beautiful homes. These homes often have peeling paint and a lot of detail work (requiring significant prep work and EPA Lead Paint Regulations). They may even feature 4 or 5 colors. Pricing would include using premium products and premium paint such as Benjamin Moore Regal Select or Sherwin Williams Duration

Larger homes might be multiple stories and 3000-5000 Sq Ft. Many factors regarding the scope of work could alter the price significantly.
PAINT A BEDROOM
$500
The golden question to ask a painter is, "What do you charge to paint a bedroom?" The answer for us is $500. What does that include, and NOT include?
• Two coats of paint on the four bedroom walls.
• Items such as pictures, electrical outlet covers, fixtures, etc. will be covered or removed from the painting surfaces.
• We move the furniture in and out of room (reasonable amount of furniture).
• Flooring is covered with clean interior drop cloths
• Small holes (smaller than a dime) will be filled with lightweight spackle, spot primed, and sanded.
• Texture spray applied to match texture on wall (knockdown or orange peel).
• Fine finish painters tape will be applied to baseboards for both protection and crisp lines.
• We will clean and remove all our materials when finished. We move all your items back as it was before.

This is the pricing for an average bedroom, and it is our formula to build out an estimate for larger interior projects. The price does not include the paint cost (an average bedroom takes 2 gallons of paint, and it depends if you choose paint as low as $35/gallon or as high as $100/gallon). It is walls only and does not include ceilings (generally an extra $200), trim (extra $200), or doors ($50 per side).
